We don’t own, control, or hold any ownership interest in the properties we manage. Our job is to make your investment work harder for you through professional administrative, operational, and coordination services.

Common Questions

What’s the difference between a property manager and a property owner?

You’re the owner. We’re the manager. All legal, financial, regulatory, and operational obligations of ownership remain with you. Our authority is limited to the scope outlined in our written management agreement.

Do you guarantee rental income or occupancy rates?

No. We provide market data and realistic projections, but we don’t guarantee financial performance. Any company promising guaranteed returns should raise red flags.

Who handles maintenance and repairs?

Our in-house team handles routine maintenance where legally permitted. For electrical, plumbing, HVAC, and other licensed work, we coordinate with properly licensed and insured independent contractors.

Can you help with legal or tax questions?

We’re property managers, not lawyers, accountants, or financial advisors. We recommend consulting your own licensed professionals for legal, tax, or investment advice.

Do you accept Section 8 properties?

Yes. We have experience managing single-family, multifamily, mixed-income, and Housing Choice Voucher (Section 8) program properties.

WHO WE ARE: Global Realty Mgmt LLC (“GRM”) is a property management company providing administrative, operational, and coordination services to property owners pursuant to written property management agreements. GRM acts solely as a managing agent and does not own, control, or hold any ownership interest in the properties it manages unless expressly disclosed in writing.

LIMITATION OF ROLE AND AUTHORITY: All legal, financial, regulatory, and operational obligations associated with property ownership remain exclusively with the property owner. GRM’s authority is strictly limited to the scope expressly granted under a written management agreement. Nothing herein shall be construed to create a partnership, joint venture, fiduciary relationship, or assumption of ownership responsibility.

MANAGEMENT SERVICES: Subject to a written management agreement and applicable law, GRM may provide: administrative lease and rent processing; tenant communications and recordkeeping; coordination of routine maintenance and repairs; oversight and coordination of vendors and service providers; vacancy coordination and market rent review support; operational reporting and administrative support. GRM has experience with single-family, multifamily, mixed-income, and Housing Choice Voucher (Section 8) program properties.

IN-HOUSE MAINTENANCE DISCLOSURE: GRM utilizes an internal maintenance team for routine, non-specialized maintenance tasks and operational support, where permitted by law. In-house maintenance services are limited in scope and performed subject to applicable licensing requirements, owner authorization, property condition, and local, state, and federal regulations. Repairs or services requiring specialized licensing, permitting, or trade certification are referred to properly licensed and insured independent third-party vendors. GRM does not warrant or guarantee the performance of any maintenance work.

INDEPENDENT CONTRACTORS: Third-party vendors engaged by GRM are independent contractors. GRM does not control the means, methods, or manner of work performed by such vendors and shall not be liable for their acts, omissions, negligence, or misconduct.

COMPLIANCE STATEMENT: GRM maintains a strict compliance policy and does not participate in, authorize, or condone any unlawful, discriminatory, fraudulent, unethical, or improper conduct, including violations of fair housing laws, housing program regulations, or consumer protection statutes.
